Our Shingle Roof Replacement Process

1.) Permits– We pull permits from the local building department in your jurisdiction

2.) Tear-off- We schedule a date to begin the tear-off of your existing roof, ensuring a smooth and efficient process.

3.) Dry-rot and Deck Inspection—Once the roof is torn off, we check the deck to see that the sheathing is nailed downand dry rot is not present. If dry rot is present and could not be seen during the nonintrusive initial inspection, we will go over a change order to the initial contract with the homeowner so we can proceed with dry rot repairs.

4.) Material Delivery- The supply yard delivers roofing materials to the top of the roof.

5.) Inspections– We will begin shingle roof installation and schedule an in-progress inspection from the building department once 50% of the roof has been installed. Note: some counties call for a deck inspection prior to installing any roofing materials and a final inspection once roof has been installed.

6.) Finish Installation—We finish installing the rest of the shingle roof system and gutters, making sure the roof is up to code and everything is tidy for the final roof inspection.

7.) Owner Certification of Smoke/Carbon Monoxide Detector ComplianceOwner signs of form stating smoke alarms and crbon monoxide alarms are installed throughout home as required by the local building department.

8.) Final InspectionWe will call the building department for the final inspection. In the morning of the inspection we set up a ladder for the inspector to get on roof. The inspector takes the certification of Smoke/Carbon Monoxide Detector Compliance and checks the roof to complete the permitting process.

9.) Final Walkthrough– We check everything on the roof is completed and make sure you are satisfied with the work completed. The final invoice is billed, and the workmanship warranty, paid invoice, and photos are submitted to you. We fill out form for material warranty from the manufacture and manufacturer warranty is emailed to you.

50% of the roof was completed to call for an in-progress roof inspection by the building department. After the in-progress inspection passed, we completed installing the roof shingles, ridge caps, synthetic underlayment, an ice and water barrier, new perimeter and pipe flashings, and O’haggin outtake vents. We also installed some intake vents so the attic can have sufficient intake vents to allow for an energy-efficient roof system.
