Why Roof Improve

Why choose us for your flat roof repairs

C-39 Licensed, Bonded & Insured

We’re a fully licensed roofing contractor, bonded, and carry $2 million in general liability coverage — providing peace of mind while we work on your home.

Leak-Free or It’s On Us

We stand by our repairs. If your flat roof continues to leak and we can’t pinpoint the issue during follow-up visits, we’ll give you a full refund. No gimmicks — just accountability.

Residential Roofing Is Our Focus

We don’t split our time between commercial and residential work. Our full attention is on homeowners, so you get specialized service that’s tailored to your needs.

Trusted Flat Roofing Supply Partners

Strong relationships with reliable flat roof and coating suppliers mean we always have access to quality materials — so your roof is repaired with dependable products, on time, every time.

Protect Your Home

Flat roof repairs & maintenance are key to protecting your home

Neglecting flat roof repairs and maintenance can result in widespread water damage and costly repairs. Addressing small issues — like blistering, cracks, or membrane separation — during a routine inspection can prevent leaks from spreading across larger sections of your roof.

If you see signs of moisture, such as ceiling stains or bubbling paint, act quickly. Prompt repairs help you avoid structural damage, mold growth, and expensive interior restoration. If a leak occurs during rainy weather, we’ll tarp the problem area to prevent further intrusion and return to complete the repair once conditions improve.

What We Do

Flat roof repair services

Flat Roofing Leaks

We repair and replace flat and low-sloped roofs suffering from material degradation, membrane failures, clogged drains, improper installation, the wrong roofing materials, and poor conditions at roof penetrations and flashings.

Flat Roofing Sealing

Often it’s the seams that deteriorate and separate, not the entire surface. Sealing the seams with asphalt emulsion, reinforcing fabric, and an elastomeric coating can prevent leaks and reinforce vulnerable areas. In some situations silicone or other advanced sealants are better suited — a professional inspection determines the most effective method for your roof.

Flat & Low-Slope Maintenance

Yearly inspections catch leaves and debris stuck in drains before cracked seams, loose flashing, and small punctures turn into serious leaks. We recommend inspecting once or twice a year if the roof sits under shedding trees, with deeper seam, flashing, and material inspections every 2–4 years.

“I have used Roof Improve’s services for the past 4 years and it has always been a great experience. They are prompt and honest, and put in quality work for a good price. I’ve used him for roof repairs, inspections, and even a full flat roof install on my detached mother-in-law quarters. I would recommend him to anyone looking for quality, honesty, and value.”

“Roof Improve responded quickly, recognized my problems, and suggested a couple of preventive measures. Their charges were not excessive. They did the work soon after the inspection, were on time, courteous, and left no mess for me to clean up later. I appreciated the before and after pictures of the work. I highly recommend Roof Improve.”

FAQ

Flat & low-slope roof service questions

Checks payable to Roof Improve, credit cards, debit cards, or Zelle are our preferred methods of payment. We can also accept Venmo and PayPal payments upon request.

We provide a 2½-year warranty for our flat and low-slope roof repairs.

For residential roofs with a pitch between ¼:12 and 2:12, we recommend a two-part self-adhered membrane system, such as CertainTeed’s Flintlastic low-slope roofing system. Shingles can be installed on roofs with a minimum slope of 2:12, but we strongly recommend ice and water shield or a double layer of felt for added protection. For flat roofs with no pitch, we recommend TPO or a single-ply commercial-grade roofing product.

To spot repair a 10′ seam, the average cost is somewhere between $250–$750. To recoat a 10 x 10 roofing section, it can range anywhere between $2,000–$4,000.

Repairing a flat roof during the rainy season is possible if there are breaks in the weather. Because of the hot, dry weather in the Greater Sacramento region, roof coating usually only needs 6–24 hours to cure.

Yes. Unlike flat roofs, low-slope roofs do not require roof coatings to be applied. Roofing systems like shingles and low-slope membranes — such as single-ply, TPO, and modified bitumen — are designed to be watertight immediately upon installation.

For modified bitumen roofs, we recommend a combination of asphalt emulsion and elastomeric roof coatings for added durability and waterproofing. For balconies and walkable surfaces, a silicone-based deck coating offers excellent protection and slip resistance. For single-ply membranes (like TPO or PVC), we suggest a polyether-based coating, which adheres well and maintains flexibility over time.
